Panattoni values Bydgoszcz - the developer has delivered over 200,000 sqm here and is thinking about expansion

Panattoni, the leader of the industrial real estate market in Europe, confirms the potential of the Bydgoszcz warehouse market. Over the last 5 years, the developer has delivered over 200,000 sqm here, both within its own parks and BTS investments – including for retail giants – the companies Carrefour and Kaufland. Leaders from the logistics and e-commerce sectors, among others, rely on Panattoni's Bydgoszcz facilities. That is why the developer is already announcing the expansion of its portfolio, taking advantage of Bydgoszcz's excellent location in the center between Warsaw, Poznań, and the Tri-City, as well as the constant support of the City of Bydgoszcz and the Bydgoszcz Regional Development Agency.

Panattoni drives Bydgoszcz, and Bydgoszcz drives Kujawy. Bydgoszcz is the most important warehouse hub in Kujawy – a region that, in terms of demand for modern warehouse space, is catching up with the so-called Big Five – the Poznań market, the Warsaw market with the capital's surroundings, the Upper Silesian market, the Wrocław market, and Central Poland. Supply in the region has exceeded 400,000 sqm, of which over 70 percent is accounted for by Panattoni, and in Bydgoszcz alone, the company has already delivered over 220,000 sqm. The developer was not only one of the first to see the potential of the region, but has also been driving its development for years by planning subsequent investments.

In our projects, numerous logistics companies have found their place – including Nissin Logistics or DB Schenker, and the location has also been appreciated by e-commerce. At Panattoni Park Bydgoszcz, space was leased by the leader in online tire sales on the Polish market – Oponeo.pl, and Inpost - another giant in its industry - chose Panattoni Park Bydgoszcz II. We have also completed two very large investments in the BTS formula for retail industry leaders – the companies Carrefour and Kaufland – delivering 38,184 sqm and 45,000 sqm respectively comments Andrzej Spiesz, Development Director, Panattoni and adds: Now we are planning the implementation of the next phase of the distribution center on Mokra street. The building will be constructed in the first quarter of 2022 and will expand Panattoni's portfolio in Kujawy by over 30,000 sqm. We will also be present in the western part of the city.

The growing industrial real estate market in Bydgoszcz and its surroundings is the result of a consistently implemented policy of supporting investments and entrepreneurs by the City of Bydgoszcz and the Bydgoszcz Regional Development Agency. The pro-business attitude of local organizations and authorities has allowed many investors to discover the enormous potential of this location, both for domestic and international operations. The capital of the Kuyavian-Pomeranian Voivodeship is not only excellent road connections with centers in the country and Europe, but also strategic railway routes and international air connections – adds Andrzej Spiesz from Panattoni.

Bydgoszcz's excellent location drives interest in the space provided by Panattoni. The S5 expressway currently under construction will connect the city with Poznań and Gdańsk, and the "S10" being built, in addition to Kujawy, will cross, among others, the vicinity of the Szczecin-Świnoujście port and northern Germany, and on the other hand, it will reach almost to Warsaw itself. Furthermore, three main railway connections run through one of the voivodeship capitals (Silesia-Gdańsk, Warsaw-Szczecin, Wrocław-Gdynia), and the Bydgoszcz Emilianowo Intermodal Terminal is also being built in the region, which will be a logistics base for the Tri-City seaports. The presence of the International Airport, located about 8 km from Panattoni's facilities, also adds a global character to Kujawy.

Panattoni's Bydgoszcz facilities benefit from the space that the developer can adapt to both warehousing and light production processes. This is particularly important in the context of data stating that the manufacturing sector accounts for over 50 percent of employment in the region's capital. Furthermore, Kuyavian investments are carried out in a sustainable manner, and the latest one – Panattoni Park Bydgoszcz III – will undergo BREEAM certification at the Very Good level. It is also one of the developer's first projects equipped with a photovoltaic installation at the special request of the client – the company Reconext, a leading provider of after-sales services in the field of electronic device repair.
