Panattoni with another project for e-commerce

A rapidly growing Polish online store with furniture and decorative items – Selsey – has leased 11,500 sqm in City Logistics Wrocław I. The facility will support the company's online sales, which delivers its goods to 10 European markets. The building was constructed in accordance with BREEAM certification assumptions at the Very Good level.

City Logistics Wrocław I is open to e-commerce. The Polish company Selsey, dealing with the online sale of furniture and decorative items, gains an excellent location – in the center of Europe and close to both the southern and western borders of the country. This will allow for supporting online sales to 10 European markets in which Selsey operates – including Germany, Romania, Belgium, or Italy.

"We needed modern warehouse space to change our existing infrastructure and logistics" - says Mirosław Mikołajczak, CEO Selsey.pl. and adds: "We are growing fast and we treat our cooperation with Panattoni as an answer not only to our needs, but also to the expectations of our customers. We believe that thanks to this, we will significantly speed up order fulfillment and gain space for the development of new product categories such as garden or smaller-sized products, in which we are investing".

In the Wrocław park, the company leased 11,500 sqm, of which the warehouse area will be 10,971 sqm, and offices approx. 500 sqm. The demand for a modern facility resulted from the company's rapid development – Selsey grows by 50 percent year-on-year. The company was included in the Financial Times 1000: Europe’s Fastest Growing Companies 2020 list, taking 23rd place among companies in the e-commerce industry. Panattoni's experience in projects for online sales convinced Selsey, which will also use ecological solutions, such as LED lighting or electric car charging stations. The facility was delivered in the fourth quarter of this year and will undergo BREEAM certification at the Very Good level.

According to a report by PKO Bank Polski from July of this year, the share of e-commerce in furniture sales globally is growing rapidly, in 2019 accounting for 7.9 percent of the entire industry's revenue, to, according to forecasts, reach 10.8 percent in 2023. The situation looks even better in Poland, where the share of e-commerce in revenues will increase in this period from 7.7 percent to 12.3 percent. Furthermore, the export of the furniture industry from Poland increased in the years 2015 – 2019 from 9.85 billion euros to 13.12 billion euros. „This shows how perfectly the Selsey company predicted the market direction, which is constantly developing and we are very pleased that we can contribute to this development” - comments Damian Kowalczyk, Development Director at Panattoni and adds: „In City Logistics Wrocław I, two experts in the field of e-commerce have met and the experience of both sides must pay off, and the Polish economy will also benefit from the activities of companies like Selsey”.

A key aspect for Selsey's international operations will be the location of City Logistics Wrocław I. The park is located near the Wrocław Motorway Bypass and 2 km from the A4 Motorway – connecting the south-eastern and south-western border with Germany, from which the facility is approx. 160 km away. Furthermore, 13 km from the complex is an airport. The park also has a local advantage. Thanks to a distance of only 8 km from the center of Wrocław, it can be reached by public transport. The location will also allow for better exposure of the company.

The space for Selsey was delivered as part of the second stage of the construction of City Logistics Wrocław I, after which the complex reached approx. 48,000 sqm. Ultimately, the project will include 6 warehouse halls, occupying a total of over 100,000 sqm. The architectural design of the park can be flexibly adapted to the tenant's needs both in terms of technical specifications, as well as the area of individual production, warehouse, and social-office rooms. The flexible interiors of the facilities are complemented by spacious maneuvering yards and convenient parking lots.
