Panattoni with the largest lease agreement this year

Panattoni will carry out another large investment for the e-commerce industry. A BTS-type facility with an area of 140,000 sq m will be built in Bydgoszcz for a leading European online platform – Zalando. This is the first direct project by Panattoni in Europe for this company and at the same time the largest lease agreement concluded this year. The investment will undergo BREEAM certification at the „Excellent” level, and its completion is planned for the second quarter of 2023.

Space developed for the needs of the dynamically growing e-commerce sector accounts for nearly one-third of all projects carried out by Panattoni. Now the developer has started cooperation with Zalando, a leading European fashion and lifestyle platform.

„The demand for space dedicated to the e-commerce sector is huge, because the number of customers of various shopping platforms is growing rapidly. Last year, there were 480.9 million e-commerce users in Europe. It is predicted that by the end of this year, this number will increase to 507 million. New e-commerce facilities not only have to handle the growing volume of orders, but also require higher quality and adaptation to the work of a larger number of people. Their design should also take into account new efficient storage, packaging and returns systems, as well as the necessary building infrastructure needed to accept new technologies used by the industry” – explains Mathieu Giguere, Managing Director of the European Cross Border Team at Panattoni.

Construction of the new Zalando logistics center in Bydgoszcz will start at the beginning of the new year, and its completion is planned for the second quarter of 2023. As part of the investment, over 140,000 sq m of modern logistics and office space will be created – the office building will have as many as three floors. A connector between the warehouse hall and the facility for drivers will also be built, as well as maneuvering areas, roads and parking lots. Ultimately, up to 3.5 thousand people will find employment here.

From Bydgoszcz to the world. The choice of Bydgoszcz for the investment was not accidental. In this way, Zalando wants to expand its future logistics network in Europe, because the new center is to serve customers from both Poland and neighboring countries as part of the Zalando Lounge shopping club. The location near other company facilities in Poland is intended to increase synergy in the company's operations and give it new development opportunities.

The potential of the region's workforce and good infrastructure also proved to be an asset of the capital of the Kuyavian-Pomeranian Voivodeship. Moreover, it lies on an important route from Warsaw to Szczecin (S10 road) and in the immediate vicinity of the S5 road, which will connect Bydgoszcz with Olsztyn and the A1 motorway, as well as Poznań and Wrocław on the other side. Located on Hutnicza street, the Panattoni investment for Zalando will be located a short distance from the city bypass, national road No. 80 and the junction with the S10 expressway.

The investment will undergo certification in the BREEAM system at the „Excellent” level. Pro-ecological solutions will include, among others, reinforced thermal insulation of buildings, electric car charging stations, rainwater collection and redistribution, intelligent management systems, greenery, relaxation zones and other amenities improving the well-being of future users.
