Panattoni with the largest project in Lower Silesia

Panattoni is not slowing down and is launching another gigantic business platform in Lower Silesia – Wrocław Logistics South Hub. In Magnice, just 15 km from the center of Wrocław, between the S8 Wrocław Motorway Bypass and the A4 motorway, the largest industrial and logistics complex in the region will soon be built. The first stage provides for the construction of a speculative hall with an area of 120,000 sqm, and ultimately the developer will deliver 250,000 sqm.

Panattoni has been operating in Lower Silesia for 15 years, supporting the development of subsequent companies and entire industries. Here alone, it has already delivered 2 million sqm of modern production and warehouse space. The investment in Magnice – Wrocław Logistics South Hub - will ultimately occupy 247,000 sqm and will allow for the conduct of various types of processes – from warehousing and logistics, through e-commerce, to production. The first stage will cover 120,000 sqm and will be the developer's largest speculative investment.

"Lower Silesia is a region with enormous potential. Its population, nearly 2.9 million, guarantees good availability of labor resources, and the excellent location allows for efficient handling of operations at home and abroad, making companies want to invest here. Poland remains an extremely attractive market for business, additionally fantastically located in the center of Europe. We look to the future with optimism and are starting the construction of Wrocław Logistics South Hub and preparing further modern spaces in the region. Lower Silesia is ready for big brands." – says Damian Kowalczyk, Development Director at Panattoni.

Wrocław Logistics South Hub is being built in the immediate vicinity of the S8 route crossing almost the entire country - from Białystok in the north-east to Wrocław and the A4 motorway, enabling an efficient connection with Western European countries. It is worth noting that the location of Wrocław Logistics South Hub allows for delivery to the border with the Czech Republic and to the border with Germany in less than two hours.

Business needs larger and larger spaces. Wrocław Logistics South Hub is another investment of this scale that the developer is starting. Last year, Panattoni began the implementation of Campus 39 with a target area of 200,000 sqm. The huge space is finding new tenants – e.g., operations for the e-commerce industry are being conducted on 80,000 sqm, allowing for the service of many foreign markets. Several leading logistics companies are also renting space there. The gigantic logistics and industrial complex is being built near the facilities of Amazon and LG Chem Wrocław Energy and is an ideal solution for, among others, companies from the e-commerce or electromobility sectors.

Wrocław Logistics South Hub will include buildings with a total area of 247,000 sqm. Modern facilities will allow for diverse operations. The investment will be prepared in a sustainable manner and will undergo BREEAM certification at the Excellent level.   The park will be equipped with technologies that significantly reduce water and energy consumption, as well as CO2 emissions. In addition, the developer will create green relaxation zones for employees, and offices will be examined for acoustics, air quality, and daylight access. Tenants will also benefit from electric car charging points or spaces for carsharing.
