
The latest warehouse investment by European Logistics Investment (ELI) in
Silesia has entered a new phase.
Park Tychy II, which is scheduled for completion in Q4 2021, will offer 43,000 sqm of "green" warehouse space. The investment is being developed as a mixed-use facility.
ELI has already leased 23,150 sqm of space under a long-term agreement to Tiberina Group and U-Form, an automotive parts manufacturer that is implementing a strategy to reduce energy consumption in its production process. The second tenant of the facility – Grupa Nodium will occupy 15,400 sqm. The company plans to consolidate its operations while increasing its warehouse space due to the growth of its online platforms: sport.shop.pl – one of the largest online sports stores in Poland and nodik.pl – a store with children's products.
The building will receive a BREEAM certificate at the Excellent level. The facility incorporates ecological solutions such as systems that reduce water, energy, and heat consumption, as well as significantly limiting CO2 emissions. Future employees will also have access to green relaxation zones, bicycle storage, and electric vehicle charging stations.

The entire complex will consist of two buildings with a total area of 100,000 sqm GLA. The first facility, offering 58,000 sqm of warehouse space and 2,500 sqm of adjacent office space, has already been fully leased. The park is located in a part of Tychy popular for logistics projects, a city known for car manufacturing, in the vicinity of brands such as Fiat Chrysler Automobiles Group. The location provides access to highly qualified employees and excellent communication in the Silesia region and Central and Eastern Europe.
