Partners Group and Peakside are acquiring a portfolio of logistics properties with an area of 150,000 sqm in Warsaw. The acquired portfolio includes: City Point Targówek at ul. Matuszewskiej 14, Logistics Point Raszyn at ul. Sokołowskiej 10 in Raszyn, and Logistics Point Piaseczno at ul. Raszyńskiej 13 in Piaseczno.
Modernization and redevelopment of the properties are planned with the aim of creating high-quality, efficient logistics and warehouse space that meets high ESG standards. Thanks to their excellent location, the facilities will be able to meet the needs of tenants in the e-commerce sector and thus allow for the capitalization on structural changes occurring in the market. The goal of the JV is to develop a new platform by acquiring further logistics assets to build new or redevelop existing facilities.
After the completed modernization, the facilities will deliver approximately 150,000 sqm of modern logistics space to the market. Peakside will be responsible for asset management and property development.
"We see an excellent opportunity to invest in the Polish warehouse real estate market, especially in the context of growing demand for urban logistics assets intended for the e-commerce industry, enabling efficient fulfillment of smaller and more fragmented orders with shorter delivery times" - comments Rahul Ghai, Managing Director and one of the directors of the Private Real Estate Europe division at Partners Group.
"Some time ago, we made the decision to expand our existing business model in Poland and create a portfolio of warehouse and industrial properties. The acquisition of the portfolio in Warsaw is our first step in the logistics real estate market in Poland, which will complement the company's operations in the European market" - emphasizes Roman Skowroński, Managing Director of Peakside Capital Advisors in Poland.
