Partners Group and Peakside acquire a portfolio of logistics properties in Warsaw

Partners Group and Peakside are acquiring a portfolio of logistics properties with an area of 150,000 sqm in Warsaw. The acquired portfolio includes: City Point Targówek at ul. Matuszewskiej 14, Logistics Point Raszyn at ul. Sokołowskiej 10 in Raszyn, and Logistics Point Piaseczno at ul. Raszyńskiej 13 in Piaseczno.

Modernization and redevelopment of the properties are planned with the aim of creating high-quality, efficient logistics and warehouse space that meets high ESG standards. Thanks to their excellent location, the facilities will be able to meet the needs of tenants in the e-commerce sector and thus allow for the capitalization on structural changes occurring in the market. The goal of the JV is to develop a new platform by acquiring further logistics assets to build new or redevelop existing facilities.

After the completed modernization, the facilities will deliver approximately 150,000 sqm of modern logistics space to the market. Peakside will be responsible for asset management and property development.

"Some time ago, we made the decision to expand our existing business model in Poland and create a portfolio of warehouse and industrial properties. The acquisition of the portfolio in Warsaw is our first step in the logistics real estate market in Poland, which will complement the company's operations in the European market" - emphasizes Roman Skowroński, Managing Director of Peakside Capital Advisors in Poland.

Construction work is currently beginning at City Point Targówek, involving the demolition of existing buildings. A modern logistics park will be built in their place, intended for a wide range of tenants and meeting high standards of sustainable development. All new facilities are to be covered by BREEAM certification at the Excellent level. The park is located just 9 km from the center of Warsaw. It will feature small warehouse modules, space for light production, facilities adapted to the specific needs of tenants, and modern office space. The redevelopment of the park has been divided into several stages, and upon completion, the complex will offer 90,000 sqm of space.

Work related to the modernization of existing buildings at Logistics Point Piaseczno and Logistics Point Raszyn is planned for a later date. Logistics Point Raszyn offers two warehouses with a total GLA of 31,000 sqm. The facility is located near the exit from the S8 expressway, just 15 km southwest of the center of Warsaw.

Logistics Point Piaseczno will be expanded to 25,000 sqm of GLA within two facilities. The park is located near national road no. 79 and the railway station in Nowa Iwiczna, just 16 km south of the capital's center.
