Polfa Warszawa with a new research and development center in the 7R City Park urban warehouse

The planned 7R City Park Warsaw Airport III investment on Osmańska Street in Warsaw is a complex of two buildings with a total area of 24,000 sqm, which will offer both warehouse and production space, as well as a high standard of office space.  The first tenant of the new park is Polfa Warszawa, which has decided to lease 5,500 sqm of modern warehouse and production space along with facilities.

The space for Polfa Warszawa will be built according to the highest, rigorous standards regarding the development, production, and storage of medicines. To ensure healthy acoustic parameters, windows with triple-glazing units and facade panels with a higher acoustic coefficient than in typical warehouses will be installed in the production hall and offices.

For the needs of the operations planned in the facility by Polfa Warszawa, a special monolithic mezzanine will also be installed across the entire warehouse and production area occupied by the tenant. It will house the technological elements that Polfa will install in the new research and development center to maintain the area in the highest pharmaceutical regime.

"We began discussions with Polfa Warszawa in the early planning phase of the investment, which allowed us to plan the layout of the research and development center to meet our client's challenges. We have experience in preparing specialized facilities for the pharmaceutical industry, so we can use all our best practices to ensure the facility meets the highest standards" - says Bartłomiej Krawiecki, Board Member, Head of Development at 7R.

7R City Park Warsaw Airport III is another 7R warehouse where pharmaceutical operations will be conducted. The developer previously provided space for two brands from the Pelion group – Medezin and Pharmalink, as well as for the companies Cefea and Marrodent.

The planned completion of the facility on Osmańska Street is Q4 2021. The architectural design is handled by the Kwadrat studio. The general contractor is the company Goldbeck. The investment is covered by BREEAM certification at the Excellent level and will offer such eco-friendly solutions as, among others, photovoltaics, a greywater system, LED lighting, and green amenities for employees.
