7R has completed its first development project in the Czech Republic. EQT Park Prague North has obtained an occupancy permit and offers 56.5 thousand sqm of modern logistics and production space. This is an important step in the foreign expansion of the Polish developer and a confirmation of its ambitions in the Central European markets.

The first 7R investment in the Czech Republic

EQT Park Prague North was built in the town of Lužec nad Vltavou, next to the D8 motorway, providing a fast connection to Prague and the northern Czech Republic. The project was carried out in cooperation with the EQT Real Estate fund, which is the owner of the complex.

The Czech branch of 7R was responsible for the preparation of the investment, carrying out the administrative process, and the construction of the facility. Currently, it also supports the commercialization of the park.

Over 56 thousand sqm of modern space

The complex includes two warehouse and production halls with a total area of 56.5 thousand sqm:

  • 44.9 thousand sqm in the larger building,
  • 11.6 thousand sqm in the second hall.

The spaces were designed with logistics operators, production, and distribution companies in mind. The facilities can be leased both by a single large user and divided into modules for several tenants.

The warehouses offer a storage height of 12 meters and floors with a load-bearing capacity of 7 tons per sqm, which allows for demanding logistics and industrial operations.

The location opens the way to Europe

One of the greatest advantages of the investment is its location. Direct access to the D8 motorway ensures efficient communication with Prague, the northern Czech Republic, and the markets of Germany and Poland.

An additional advantage is the proximity of a developed labor market in the Mělník and Kralupy regions, which increases the attractiveness of the complex for future tenants.

New road infrastructure was also built

The project was not limited solely to the construction of warehouses. As part of the investment, the following were also completed:

  • a new junction on the I/16 national road,
  • the reconstruction of the road layout leading to the town of Lužec nad Vltavou.

The new infrastructure has improved the transport accessibility of the entire area and increased traffic safety.

The warehouse focuses on sustainable development

EQT Park Prague North is currently undergoing BREEAM certification at the Excellent level. A number of solutions increasing energy efficiency and reducing environmental impact have been implemented in the facility.

The most important include:

  • a photovoltaic installation with a capacity of 320 kWp,
  • energy-saving LED lighting,
  • a building management system monitoring energy consumption,
  • a rainwater harvesting installation,
  • preparation of the facility for the installation of heat pumps, electric vehicle chargers, and additional photovoltaic panels,
  • restoration of native plant species previously occurring in the investment area.

Another step in foreign expansion

The completion of EQT Park Prague North is an important stage in the development of 7R outside Poland. The investment confirms the growing importance of Polish developers in the Central European markets and shows that modern logistics projects are increasingly being created with the service of international supply chains in mind.
