7R is starting the development of its first logistics project in Germany. The investment, with a target value of approximately 70 million euros, is co-financed by Polski Fundusz Rozwoju. The upcoming 7R City Park Berlin East is expected to strengthen the Polish developer's presence in one of the largest warehouse markets in Europe.
7R's first project on the German market
The investment includes the purchase of a property with an area of approximately 93,000 sqm in Berlin and its further expansion. The project involves the modernization of an existing warehouse with an area of 20,000 sqm, followed by the construction of two additional facilities that will provide approximately 23,000 sqm of modern logistics and warehouse space.
Ultimately, the complex will offer modern facilities for companies conducting logistics, distribution, and production activities.
PFR supports foreign expansion
The implementation of the project will be possible thanks to 7R's cooperation with Fundusz Ekspansji Zagranicznej 2 FIZ AN, managed by PFR TFI.
The financing of the investment includes:
- funds from Fundusz Ekspansji Zagranicznej,
- 7R's own capital,
- debt financing.
The raised funds will be allocated to the purchase of the property, modernization of the existing infrastructure, and the implementation of subsequent stages of the complex's expansion.
Berlin remains one of the most important logistics markets
The location of the investment is not accidental. Berlin is one of the most important logistics and business centers in Europe, and the German warehouse market remains at the forefront in terms of demand for modern space.
The main advantages of the project are:
- proximity to highways,
- convenient access to the Berlin Brandenburg (BER) airport,
- the ability to handle domestic and international supply chains.
Polish capital is increasingly venturing abroad
The 7R City Park Berlin East project is part of the expansion trend of Polish companies into foreign logistics real estate markets. The implementation of the investment is expected to strengthen 7R's position in Europe and increase the share of Polish capital in the development of modern warehouse infrastructure abroad.
The growing activity of Polish developers in the mature markets of Western Europe shows that domestic companies are increasingly effectively competing with international players also outside of Poland.
