Valeo Siemens eAutomotive, a leading supplier of motors and technology for electric and hybrid vehicles, has launched a factory at the 7R Park Beskid II complex in Czechowice-Dziedzice. The production facility, together with its office and laboratory sections, occupies over 33,000 sqm.
The facility occupied by Valeo Siemens eAutomotive is one of five buildings planned for the 7R Park Beskid II complex. It was developed in a BTS (Build-to-Suit) formula according to the tenant's specifications and provides many amenities for its employees. According to the client's requirements, a green roof with relaxation terraces was created on the office part of the building, thus creating a comfortable place to relax. It was also the wish of Valeo Siemens eAutomotive that a parking lot with charging stations for electric vehicles and bus stops be located right next to the production hall. Ultimately, more than 500 people can find work in the new production plant and the laboratory-office section.
Thanks to the use of modern technologies, the entire 7R Park Beskid II investment will be certified under the BREEAM system at the Very Good level. To enable quick exit from the investment area in both directions, the developer rebuilt a section of the S1 route. There are also plans to build a pedestrian footbridge, which will enhance the comfort of using the facilities for employees and increase the safety of local residents.
"A challenge for the realization of this project was the functional connection of the office part, located on the ground floor, with the production part, as well as preparing the space for a series of technological process requirements according to the client's construction standards, including glass walls allowing constant supervision of production lines. This solution required an unconventional approach from us – it was necessary to ensure the tenant the expected level of functionality and fire safety of the building. Valeo Siemens eAutomotive emphasized that in addition to many building adjustments, such as ensuring large electricity supplies, compressed air installations, busbars, ventilation, or the organization of permanent workstations, high comfort for the team staying in the facility is also a priority. The entire hall is designed in such a way that it can be adapted to the development needs of Valeo Siemens eAutomotive in the future." - says
Maciej Krawiecki, Head of Leasing at 7R.7R Park Beskid II is one of the developer's newest projects, which continues the strategy of developing warehouse infrastructure in the Silesian Voivodeship. In 2018, 7R Park Beskid I was launched in Czechowice-Dziedzice. The 7R Park Beskid II investment will consist of five buildings with a total leasable area of nearly 90,300 sqm.
