Prologis has started construction of a modern SBU in Warsaw

Construction of a modern SBU has started at Prologis Park Warsaw Żerań. The building under construction will be the first Prologis warehouse in Poland to be fully executed using Building Information Modeling (BIM) technology.

The latest Prologis building in Warsaw offers 11,000  square meters of speculative space tailored to individual needs.+ It is distinguished by wide possibilities for adapting the size and nature of the space to the individual requirements of tenants and the specifics of their business – from e-commerce to production. The building under construction will ALSO be the first Prologis warehouse in Poland to be fully executed using Building Information Modeling (BIM)– from the concept and design stage, through the construction phase, to the as-built model and the use of BIM in building management. The facility will be characterized by a fire load density of over 4000 MJ/sqm and will also be equipped with a sprinkler system. Above-standard floor load capacity of 60 kN/sqm will allow for efficient use of space, and the SDD system will ensure safety and smooth entry and exit to the park.

That is why, already at the building design stage, we ensured the possibility of implementing individual solutions, including in the scope of COVID-19 prevention - larger areas allowing for social distancing, or touchless washbasin faucets and lighting control in restrooms to limit the possibility of infection. We are open to the needs of our clients in this regard, we will gladly advise and help adapt the space to above-standard requirements" – says Jarosław Bicki, project manager at Prologis.

The new building also uses solutions that will effectively help clients reduce their carbon footprint while increasing operational savings. Thermal insulation exceeding technical requirements and a reinforced concrete structure will limit heating-related costs, and a smart metering system for remote control of utility consumption will allow for responsible use of natural resources. For greater safety and better employee well-being, the areas will be illuminated by a top-quality LED system. The building will also be prepared to be equipped with skylights upon client request, which will provide up to 12.5% natural light. Motion sensors in social rooms can be programmed according to the client's needs and guidelines, thereby allowing for a reduction in lighting costs and helping with COVID-19 prevention.  Increased roof load capacity will, in turn, provide a foundation for photovoltaic systems, and solar panels will be used, among other things, for heating water in offices.

Prologis Park Warsaw-Żerań is perfectly connected to the center of Warsaw. The proximity of the Toruńska Route ensures convenient access, including by public transport – several tram and bus lines. Nearby the park, there are recreational areas with a sports field, swimming pool, and ice rink, as well as a shopping center and a hotel.
