Prologis starts construction in Wrocław. The facility area is almost 49,000 sqm.

There is a noticeable demand trend in the market for sustainable premium-class warehouse facilities, tailored to the diverse needs of users.

Strong fundamental factors and rising costs caused a 4.7% increase in rents in the second quarter of 2022. This is the highest quarterly increase in history.

In the second quarter of this year, Prologis Europe announced that it aims to achieve net-zero emissions by 2040.

Operational activity – second quarter 2022:

Total portfolio area: 20.7 million m2 
Total leasing volume in the first quarter of the year: 981,269 m2:
           - 196,692 m2 of new lease agreements.
           - 784,577 m2 as a result of lease renewals.

Change in rent level: +18.6%**

  • 27,944 m2 for Transeco in Prologis Park Orléans DC2, France.
  • 20,494 m2 for Stark Future S.L. in Prologis Park Sant Boi DC1, Spain.
  • 14,445 m2 for CEVA Logistics Netherlands B.V. in Prologis Park Born DC1, Netherlands.
  • 11,695 m2 for National Pen Czech s. r. o. in Prologis Park Pilsen-Stenovice DC2, Czech Republic.

Capital investments in the second quarter of 2022

In the second quarter, Prologis started the implementation of 10 new investments, of which:

  • two build-to-suit investments with a total area of 61,050 m2 in Italy and Belgium;
  • eight speculative investments with a total area of 225,368 m2 in Belgium, Hungary, Italy, the Netherlands, Poland, and the United Kingdom.

Purchase and sale transactions:

Prologis in Europe bought 20 buildings, with a net leasable area of 445,273 m2, in urban markets in France, Germany, Italy, and the Netherlands.

The company bought five plots of land with a total area of 240,067 m2 located near strategic logistics corridors in France, Germany, the United Kingdom, and Sweden.

It sold two buildings and one plot of land with an area of 67,066 m2 and 345,896 m2 respectively.

Central Europe – total area: 4,608,000 m2 *
Occupancy rate in Q2: 96.3 percent.
Leasing volume in Q2 amounted to 443,800 m2

  • 90,000 m2 – new lease agreements

    Occupancy rate in Q2: 96.8 percent.
    In Poland, 190,100 m2 were leased in Q2

Capital investments in Central Europe in the second quarter of 2022

In the second quarter of 2022, Prologis Europe started the construction of two speculative facilities:

  • DC2A in Prologis Park Budapest-Sziget II with an area of 18,590 m2 
  • DC4 in Prologis Park Wrocław III with an area of 48,900 m2 .

In the same period, it completed the construction of two buildings with a total area of 36,300 m2 (Prologis Budapest Sziget II DC1A and Prologis Park Brno DC3).
