7R, a developer specializing in the construction of high-quality warehouses, has finalized the sale of 7R Park Szczecin and 7R Park Łódź West II. The new owner of the facilities is P3 Logistic Parks.
The total area of the warehouse parks is nearly 100,000 sqm. P3 Logistic Parks focuses on developing its own portfolio based on high-class facilities located throughout Europe. The decision to purchase the warehouse parks from 7R is not only part of the company's long-term development strategy but also a confirmation of the quality and unique character of both facilities.
– We are pleased to establish cooperation with such a renowned investor as P3 Logistic Parks. The sale of the facilities in Łódź and Szczecin is one of the largest transactions on the Polish market since the beginning of the year. It confirms the unabated interest of investors in high-quality assets and liquidity in the warehouse real estate segment despite the demanding economic environment. The sold warehouse parks are distinguished by their urban location and high quality, thus combining key aspects from the point of view of both the tenant and the investor – commented Jakub Budych, Senior Transaction Manager, Capital Markets at 7R, who was responsible for the transaction.
– We are continuing our strategy of diversifying our real estate across all key markets in Poland to be able to respond instantly to the needs of our clients. The property in Szczecin will strengthen our position in the north of the country, where we were previously present only in Gdańsk. At the same time, the purchase in Łódź is an excellent addition to our portfolio not only in this city but also more broadly - in Central Poland – says Bartłomiej Hofman, Managing Director, P3 Logistic Parks in Poland.
– The transaction with P3 Logistic Parks is another sales agreement for high-class logistics assets that we have recently concluded with a leading international investor. I am convinced that both 7R Park Szczecin and 7R Park Łódź West II will significantly enrich the new owner's portfolio. Warehouses built by 7R are high-quality facilities that meet the high expectations of tenants and investors – emphasizes Magdalena Uler-Kłeczek, Senior Capital Markets Director at 7R.
7R Park Szczecin is a modern warehouse facility with an area of 61,000 sqm located close to the city center, which ensures comfortable access for employees and customers. Additionally, the proximity to national road No. 10, the A6 motorway, and the seaport makes the 7R warehouse in Szczecin an excellent destination for businesses needing mobility and efficient logistics. The facility is fully leased to entities from the e-commerce industry and the logistics services sector.
The 7R Park Łódź West II complex, located in the western part of the city, is also distinguished by its strategic urban location. The location of the facility enables good public transport connections, as well as convenient access by road transport, thanks to the newly built S14 bypass. The proximity to the A1 and A2 motorways provides appropriate conditions for conducting logistics operations. The facility with an area of nearly 35,000 sqm is leased to companies from the manufacturing and logistics services industries.
