Panattoni is starting the implementation of its first investment in Bytom. As part of the Panattoni Park Bytom project, over 132 thousand sqm of modern industrial and warehouse space will be built. The largest tenant has been secured right at the start – the company Latex Opony has leased approximately 100 thousand sqm, which accounts for over 75 percent of the planned area of the complex.
One of the largest tenants immediately reserves 100 thousand sqm
The largest tenant of the investment is Latex Opony, one of the leading players on the Polish tire market. The company specializes in the sale and service of tires for:
- passenger cars,
- trucks,
- agricultural machinery,
- industrial machinery.
The new facility will allow the company to consolidate logistics operations currently conducted in various locations in Śląsk and prepare for further business development.
A modern warehouse tailored to the tire industry
The space leased by Latex Opony will be designed according to the specific requirements of the industry.
The investment will include:
- four independent fire zones,
- a specialized sprinkler system adapted for tire storage,
- approximately 700 sqm of office and social space.
The tenant will gain access to the facility as early as March 2027, while the full launch of operations is planned for May 2027.
Ultimately, about 200 people will find employment in the new center.
Bytom attracts further logistics investments
Panattoni emphasizes that Bytom is becoming an increasingly attractive location for logistics investors. The city's advantage is primarily determined by:
- central location in the Górnośląsko-Zagłębiowska Metropolia,
- access to qualified workers,
- developed road infrastructure,
- proximity to the main transport routes of the region.
The project is being built at Węglowa Street, in a well-connected part of the city, ensuring efficient distribution service on both a regional and national scale.
Śląsk remains Panattoni's most important market
The Śląskie Voivodeship has been one of the developer's most important areas of activity for years. Panattoni has already delivered approximately 3 million sqm of industrial and warehouse space in the region, making Śląsk the company's largest market in Poland.
The new investment in Bytom confirms that the developer still sees huge growth potential in this part of the country, especially in locations offering the possibility of implementing large build-to-suit projects.
Investment secured already at the implementation stage
The project is being implemented as part of the Newport Logistics Fund III managed by Newport by Panattoni.
From the investors' perspective, the high level of commercialization already at the beginning of construction is particularly important. The agreement covering approximately 100 thousand sqm of space provides stable foundations for the entire undertaking and confirms the sustained demand for modern warehouses in Górny Śląsk.
The facility will receive the BREEAM Excellent certificate
Panattoni Park Bytom will be implemented in accordance with the principles of sustainable construction. The complex will undergo BREEAM environmental certification at the Excellent level, confirming high standards in terms of energy efficiency and the investment's impact on the environment.
