The West Pomeranian Voivodeship has for years remained one of Accolade's key growth markets in Poland. Szczecin and its surroundings are gaining importance as a key logistics hub handling the flow of goods between Poland, Germany and the markets of Northern Europe.

This trend is confirmed by the development of the Szczecin-Trzebusz II project, the next stage in the expansion of Accolade's portfolio in the region.

Ports and the German border drive growth

The region's strength stems above all from its strategic location. Szczecin offers direct access to the German border, well-developed transport infrastructure and the Szczecin–Świnoujście port complex.

The importance of the ports is growing steadily. In 2025, cargo handling reached a record 34.79 million tonnes, up 7.5% year on year. The container segment grew particularly dynamically.

It is precisely this combination of road, rail and sea transport that makes the region a natural choice for logistics operators and manufacturing companies.

Accolade develops another project in the region

Szczecin-Trzebusz II is part of Accolade's long-term strategy of building modern regional industrial and logistics hubs.

The new space is aimed at companies from the following sectors:

  • logistics,
  • distribution,
  • retail and trade,
  • manufacturing.

The key advantage remains the ability to serve customers quickly in Poland, Germany and the Nordic countries.

Szczecin attracts more and more tenants

Despite greater caution among tenants on the warehouse market, well-connected locations continue to enjoy strong interest.

Companies are increasingly looking not only for warehouse space, but also for a location that will allow them to:

  • shorten supply chains,
  • increase operational resilience,
  • serve customers faster,
  • grow their international business.

According to Accolade representatives, the Szczecin region meets these needs very well, as evidenced by the high level of leasing in new developments.

West Pomerania strengthens its logistics position

For several years, Szczecin has been consistently building its position as one of the most important logistics centres in western Poland.

The region's attractiveness is driven by, among other things:

Proximity to foreign markets

Its location on the German border enables efficient service to customers in Western Europe.

Access to seaports

The Szczecin–Świnoujście ports play an increasingly important role in international supply chains.

Development of road and rail infrastructure

New transport investments are improving the region's accessibility for business.

Availability of investment land

Szczecin still has land available for large logistics and industrial projects.

Major road investments will boost the region's potential

An additional growth driver will be the construction of the Western Szczecin Ring Road.

In May 2026, a contract was signed for the 23.4 km Police–Goleniów section of the S6. The project also includes an approximately 5 km tunnel under the Odra river, which, once completed, will become the longest road tunnel in Poland.

The first sections of the new route are due to open in 2029, while the tunnel section is planned for 2033.

A region of growing international importance

The combination of expanding ports, new transport infrastructure and a strategic location is making Szczecin one of the most important points on Poland's logistics map.

For investors and tenants, this means access to modern infrastructure and the ability to efficiently serve the markets of Western and Northern Europe. For Accolade, it is one of the key regions for the further development of its business in Poland.
