The West Pomeranian Voivodeship, with its strategic location near the German border and access to the Baltic Sea, plays a key role in the Polish logistics and warehouse market. The region offers excellent transport infrastructure and a dynamically developing economy.
Out of over 1.25 million sqm of existing warehouse space, less than 50,000 sqm is available for lease. The vacancy rate of 3.7% is one of the lowest results in the country. Warehouse projects with an area of 114,000 sqm remain under construction. These data testify to the unflagging interest of tenants in space in the Szczecin region.

Panattoni
Panattoni is the most active industrial real estate developer in the region – the company has already delivered 800,000 sqm of modern space in the West Pomeranian region, which is two-thirds of the total volume. Currently, 3 of the developer's projects remain under construction or commercialization:

LemonTree
Developer LemonTree has started its first investment in the region. The WESTSIDE SZCZECIN by LemonTree logistics and service center with an area of 31,000 sqm will be completed in the first quarter of 2025. The project is located in the southwestern part of the city in close proximity to the Przecław bypass.
In the construction process, "green" steel baked in furnaces powered by electricity from renewable sources will be used. Parallel to the construction of the logistics park, its commercialization is underway.
7R
Developer 7R, after completing 4 projects in the region with a total area of over 160,000 sqm, is preparing to implement another project. The 7R Park Szczecin South logistics center, consisting of two buildings with a total area of 28,000 sqm, will be located in the left-bank part of Szczecin.
Location – the main success factor
The location of the West Pomeranian Voivodeship is one of the region's main assets. The proximity of the German border, access to the Baltic Sea, and a well-developed transport network make this region an important point on the logistics map of Poland and Europe. The ports in Szczecin and Świnoujście are among the most important in the country, offering direct connections to many ports around the world. The Szczecin-Goleniów Airport has regular domestic and international connections, which is crucial for companies operating in foreign markets. The A6 motorway and the S3 and S6 expressways provide excellent connections with other regions of Poland and with Germany, enabling fast and efficient transport of goods over long distances. The modernization of the E59 railway line, which connects Szczecin with Wrocław and further with the Czech Republic, and the development of intermodal terminals increase the region's transport capabilities.

The West Pomeranian Voivodeship effectively uses its convenient geographical location, developing infrastructure and strengthening its position as a key logistics hub. Its location on a strategic transit route connecting the west with the east and the Nordic countries with the regions of Southern Europe provides the voivodeship with excellent conditions for the development of logistics and distribution activities.
