White Star Logistics, a joint venture between White Star Real Estate and Bain Capital Credit, has received a building permit for the first stage of an industrial and logistics park currently being prepared for development in Nowy Konik near Warsaw. Hall B, which will be the first of the 4 planned buildings to be constructed, will have an area of over 21,000 m2, while the entire complex will ultimately total over 76,000 m2.
As part of the project in Nowy Konik, Hall B with an area of 21,419 m2, Hall A with an area of 26,933 m2, and Hall C with a size of 18,145 m2 will be built. Additionally, an SBU hall with an area of 9,843 m2 is also planned for construction in Nowy Konik. As the developer declares, the minimum module that can be created is approximately 1,400 m2. The commencement of preparatory and construction works is planned for later this year, which means that the completion of the first stage of White Star Logistics Warszawa Nowy Konik will take place at the turn of Q3 and Q4 2023.
Obtaining the building permit for the first of the facilities within the logistics park in Nowy Konik coincides with the soon-to-be-opened Warszawa-Wschód (formerly Zakręt) junction. The new section of the road will connect the Warszawa-Wschód junction with the Lubelska junction, which is the intersection of the S2 and S17 roads with the A2 motorway. The completion of this section of the capital's ring road will also enable access to the new White Star Logistics investment from Warsaw from the eastern side via national road No. 2 (DK2).
“The advantage of our project, although certainly not the only one, is its location just 3 km from the new A2 motorway junction in Nowy Konik and 4 km east of Warsaw. Additionally, nearby residential estates, as well as convenient access to the investment, ensure good access to employees for tenants,” says Urszula Rasmussen, Head of Industrial Leasing at White Star Real Estate (WSRE). “Locations close to motorways, but also with good communication with city centers, are particularly sought after by logistics companies because they can combine the functions of central warehouses with last-mile warehouse functions. Thanks to the local conditions in Nowy Konik, it is also possible to conduct light production there, or combine warehouse functions with elements of small ‘showrooms’. We are currently conducting negotiations with potential tenants. Everything indicates that the first of the buildings will be leased not to one, but rather to several tenants,” adds Urszula Rasmussen.
In the White Star Logistics Warszawa Nowy Konik investment, alongside high-quality class A warehouse and production space, modern office facilities will also be created. The project will be distinguished by ecological solutions that minimize the facility's carbon footprint. Photovoltaic panels, systems allowing for water recycling and reduction of electricity consumption, as well as electric vehicle charging stations will be implemented in them. The local spatial development plan for the new facilities allows not only for warehousing but also for light production. Additionally, the buildings will be certified under the BREEAM system at the very good level.
The strategy of White Star Logistics assumes the creation of a network of modern logistics centers in the most desirable locations in Poland, and in the first 3 years, as part of the joint venture between White Star Real Estate and Bain Capital Credit, it intends to complete eight to ten warehouse projects in Poland with a total target area of over 500,000 m2. The budget for these projects is expected to be 350 million euros.
