White Star Logistics to deliver 30,000 sqm of warehouse space in Łódź

White Star Logistics, a joint venture between White Star Real Estate and Bain Capital Credit, will build a logistics and production park in Łódź with a total area of 30,000 sqm. The complex will consist of two buildings, the first of which will be commissioned in the first half of 2023. This is another White Star Logistics investment announced in recent months – following warehouse parks in Raszyn, Nowy Konik, and Toruń. 

The new logistics and production park is located at the exit from the A1 motorway to Brzezińska Street, which also leads to the center of Łódź. Thanks to the fact that the project already has a valid building permit, earthworks on the first of the buildings should begin within the next few months.

"The space in our latest investment in Łódź will be adapted to the needs of both production and logistics tenants. Alongside large modules, we also want to offer space for local entrepreneurs. In this area, such multi-functional parks fit the needs of local business, while at the same time guaranteeing convenient connections to the road network for logistics companies, which positively affects the stability of supply chains. Like all our investments, this latest one will also be developed using so-called green solutions, which will be confirmed by a BREEAM certificate at a level of at least very good" – says Bartosz Szewczyk, Managing Partner at White Star Real Estate.

The logistics and industrial park will be equipped as part of the standard finish with, among others, modern LED lighting, presence sensors in common office areas, and outside the buildings with dusk sensors and roof structure reinforcement to allow for the installation of photovoltaic panels.

"We are introducing a significant part of the solutions related to the implementation of the ESG strategy in our standard finish. White Star Logistics facilities will have, among others, a rainwater storage system for watering plants, electric car chargers, and the development of the external area will take biodiversity into account. We also try to implement further elements in consultation with tenants" - adds Dominik Buczkowski, Industrial Business Development Director at White Star Real Estate.

The advantage of Łódź, as well as the entire Central Poland region, is its geographical location and very good road infrastructure. Thanks to access to two key arteries: A1 and A2, it is a convenient point for north-south and east-west communication, which makes this location one of the most important warehouse markets in Poland. 

"Central Poland still has huge potential in the warehouse market, mainly due to its excellent location, which attracts tenants. A convenient connection to the intersection of the A2 and A1 motorways makes our latest investment an interesting alternative to industrial locations around Stryków. Announced investments in infrastructure, such as the expansion of the A2 to Warsaw with a third lane announced for 2025, further increase the potential of the Łódź market for the logistics industry" – concludes Urszula Rassmusen, Head of Industrial Leasing at White Star Real Estate.

The new White Star Logistics investment is the result of an agreement with the company Quantum A1. The White Star Logistics strategy assumes the creation of a network of modern logistics centers in the most desirable locations in Poland, and in the first 3 years, as part of the joint venture between White Star Real Estate and Bain Capital Credit, it intends to implement eight to ten warehouse projects in Poland with a total target area of over 500,000 sqm. The budget for these projects is expected to be 350 million euros.
