Certification for CTPark Warsaw South

Developer CTP has obtained BREEAM certification for the WARS01 building, which is part of the CTPark Warsaw South complex.

The building received a final score of 87.3%. It achieved the highest marks in the areas of water management (100/100), project management (95/100), and health and wellbeing (88/100). This last aspect is becoming increasingly important in the context of the blue-collar labor market. As shown by CTP research, conducted on a sample of employees working in various production and warehouse centers across Poland, as many as 71% of employees complain about excessive noise, 69% about high temperatures, and 62% about limited access to daylight. At the same time, 56% expect their work not to negatively affect their mental health.
 
- Caring for employee well-being is no longer perceived as an additional asset, but as one of the measurable elements of investment quality. A high score in this category as part of BREEAM certification confirms that the building was designed and constructed with the comfort of its users in mind. Such an approach translates not only into better working conditions but also into job stability and greater employee satisfaction. Thus, it is direct support for tenants who can build engaged teams in a sustainable environment - explains Piotr Flugel, Managing Director at CTP Polska.

All facilities in the CTPark network in Poland hold BREEAM certification. Last year, the highest rating – Outstanding – was awarded to the OPO3A building at CTPark Opole. Now, the same level has been confirmed for WARS01 at CTPark Warsaw South. The audit was conducted by the sustainability consulting firm – JWA.
 
- The certification process for the WARS01 building at CTPark Warsaw South was demanding and multidimensional – achieving the Outstanding level in the BREEAM Refurbishment and Fit-Out 2015: Industrial system required the implementation of comprehensive and modern solutions in all areas of BREEAM certification. The maximum score in the water management category and a very high mark in the project management area confirm that an ambitious approach to sustainable development can be effectively combined with efficient investment implementation. We are pleased that we could support CTP in the assessment and verification process of this project, which is an example of the practical implementation of the idea of eco-friendly construction in the warehouse and distribution sector - says Adrian Nowiński, Sustainability Specialist, JWA.

The WARS01 building is already fully commercialized. This is where the central warehouse for DOUGLAS is located. The lease transaction was brokered by Colliers. The facility not only supports omnichannel sales but also supplies European distribution centers with private label assortments. From CTPark Warsaw South, goods reach customers in Poland, Central Europe, and the Baltic states – Lithuania, Latvia, and Estonia. In the new warehouse, it is possible to store up to 8 million products simultaneously, which corresponds to the full stock of 350 stationary perfumeries. This is a milestone in the implementation of the DOUGLAS supply chain strategy.
