Construction of Panattoni Park Grudziądz begins
Panattoni, following numerous investments in Bydgoszcz and Toruń, is developing another market in the Kuyavian-Pomeranian region – Grudziądz. The developer plans to deliver a complex with an area of nearly 70,000 sqm just 10 km from the city center. The first tenant is a leader in modern logistics services in Poland, which will use approx. 9,000 sqm. The construction of the first facility has already started and will be completed within a year. Thanks to Panattoni Park Grudziądz, the developer will approach half a million sqm of delivered space in the Kuyavian-Pomeranian Voivodeship.
Investments in the Grudziądz region are gaining momentum. A new Entrepreneurship Incubator is being built, and Panattoni has purchased a plot of land with an area of 11 ha just 10 km from the center of Grudziądz – in the Dragacz municipality. The developer plans to build the Panattoni Park Grudziądz complex with an area of 69,148 sqm within 4 buildings. The first tenant is a leader in modern logistics services in Poland, which will use approx. 9,000 sqm. The construction of the building has already begun and will be completed within a year.
"Grudziądz is an excellent location situated halfway between two rapidly developing markets – the Tricity and the Bydgoszcz-Toruń markets. Therefore, its opening to modern industrial space was only a matter of time. There are almost no blank spots left on the logistics map of Poland, and with the growing attractiveness of the domestic market, local markets are also gaining importance, and we are already present in them and waiting for tenants, offering locations by key arteries". – says Michał Samborski, Head of Development, Panattoni.
The started project will be the first Panattoni park in the Dragacz municipality, but not the first investment in the region. In 2019, the developer completed the construction of a factory in Grudziądz for Kitron, a Scandinavian electronics manufacturer for companies in the defense, aviation, medical, automotive, and telecommunications sectors, among others. Built in the BTS (built-to-suit) formula, the facility was completely adapted to the technological needs of Kitron - automated production and the concept of the fourth industrial revolution, and the interior of the building in some places resembles a sterile laboratory more than a typical production plant. The facility was equipped with, among others, temperature and humidity control systems implemented by air handling units, an extensive network of cable trays, a compressed air and vacuum installation, and a drying room with a permissible temperature of 75 °C inside. Additionally, an anti-electrostatic ESD resin floor was used in the hall.
Panattoni has already delivered over 300,000 sqm in the Kuyavian-Pomeranian Voivodeship, and the implementation of the park in the Dragacz municipality and other ongoing investments will allow exceeding half a million sqm. The developer is building, among others, Panattoni Park Toruń II, where space has already been leased by two leaders from the logistics sector, and Panattoni Park Bydgoszcz IV, where 20,500 sqm has been occupied by a company specializing in the production of technically advanced metal structures. The developer's position in the region is also confirmed by the largest lease agreement on the industrial space market in 2021 - 140,000 sqm by Zalando as part of a BTS facility in the capital of the Kuyavian region.
