Construction of Panattoni Park Pabianice begins

Panattoni has acquired land in Pabianice, where it will deliver a park with a total area of 95,000 sqm. The first building will be completed in June this year and has already been leased by one of the leading electronics retail chains in Poland. Panattoni Park Pabianice will be built in the vicinity of the S14 road, just 35 km from the intersection of the A1 and A2 motorways, which will allow for efficient service of markets across Poland. The complex of three buildings will undergo BREEAM certification at the Excellent level.

The Central Poland market has for years been the foundation of the rapidly developing industrial real estate sector with a total industrial area of 3.5 million sqm – 15 percent of all resources. Nearly 2 million was delivered in the region by Panattoni, which this time is discovering the potential of a new location – Pabianice. The developer will build a park with an area of 95,000 sqm, which will be perfect for serving all domestic markets. The complex of three buildings is being built next to the S14 road – the Western Bypass of Łódź – and just 35 km from the intersection of the A1 and A2 motorways.

"There are dozens of reasons to invest in the Łódź region, and Pabianice is one of them. Located by the S14 road, it is well connected to the city, and the short distance to two motorways – running both from south to north and from east to west – opens the door to all of Poland. The first lease agreement within Panattoni Park Pabianice already reveals the potential of the new park, and the high ecological standard of the buildings will ensure their longevity. With Poland's growing position as a hub for Western Europe, and at the same time its heart – that is, the Łódź region – today is the perfect moment to bet on Pabianice." – says Katarzyna Kujawiak, Development Director at Panattoni.

Panattoni Park Pabianice is a complex of 3 buildings that will be built on a plot of land with an area of a quarter of a million sqm. The first facility – with an area of 44,000 sqm – will be delivered in May this year and already has a tenant – one of the largest electronics retail chains in Poland. For the needs of this investment, Panattoni has built about a kilometer of road in Pabianice, which is a connector between Batalionów Chłopskich and Lutomierska streets.

"It was the city's responsibility to prepare the design and cost estimate documentation along with administrative decisions, the service of multi-disciplinary supervision over the road investment, and the payment of compensation for the areas through which the road lane will run, which will be covered from funds obtained as part of the planning fee. The burden of implementing the road investment was borne by the investor. After completion, they will hand over the road to the city. We hope that the creation of the logistics park will give a new impulse for investment in this area, which will be beneficial for the development of the city and its residents" – says president of Pabianice Grzegorz Mackiewicz.

High and green standard maintained. All buildings in the complex will reach a height of twelve meters, and the entire park will undergo environmental certification using the BREEAM method at the Excellent level. The investment will be equipped with numerous solutions in the field of energy and water savings. Panattoni will also focus on solutions in the field of user wellbeing – including by ensuring increased access to light, or by providing office spaces tested for acoustics, thermal comfort, and air quality. The high level of certification of Panattoni Park Pabianice will allow for good preparation for increasingly stringent standards regarding the impact of business on the environment.
