Focus Garden Joins Hillwood Zgierz II – New Lease Signed
Hillwood Poland has secured a new tenant at the Hillwood Zgierz II logistics center.
Focus Garden – a Polish e-commerce leader in the garden furniture and accessories segment – has leased 18,650 sqm of modern warehouse space in Building B.

Hillwood Zgierz II is a Class A logistics center comprising two buildings with a total area of nearly 77,000 sqm. The investment is being developed in Dąbrówka Wielka, just 1.5 km from the A2 motorway junction and 15.5 km from the A1, offering excellent transport connectivity. Its proximity to Zgierz and Łódź ensures access to a skilled workforce.
The facility offers above-standard technical specifications – increased height (12 m), enhanced floor load capacity (8 t/sqm), and numerous eco-friendly solutions. The construction uses recyclable materials, and the development includes energy-efficient LED lighting, a photovoltaic farm with a capacity of up to 100 kWp, and the establishment of wildflower meadows. The center will be BREEAM certified at the “Excellent” level.
