HOPI is increasing the scale of its operations in the P3 Mszczonów park. The logistics operator has leased 22 790 sqm of space in the new DC9 building, strengthening its presence in one of the most important warehouse locations in central Poland.

The new facility has already been commissioned and handed over to the tenant. Following the expansion, HOPI occupies nearly 57 thousand sqm in the entire complex.

New warehouse supports the operator's further development

HOPI is one of the largest logistics service providers in Central Europe. The company serves FMCG manufacturers and retail chains, offering warehousing, co-packing, and forwarding services.

In the DC9 building, the operator occupied:

  • 21 990 sqm of warehouse space,
  • 800 sqm of office space.

P3 Mszczonów is also home to HOPI's headquarters and central warehouse in Poland. Leasing another building allows the company to expand its operations without having to relocate to another location.

A total of nearly 57 thousand sqm in one park

The expansion confirms the strategic importance of Mszczonów for the operator's business. Consolidating several functions in one complex facilitates process management, supports operational continuity, and allows for faster response to customer needs.

The new space is expected to increase HOPI's capabilities in terms of:

  • handling growing volumes,
  • warehousing and distribution of FMCG products,
  • providing co-packing services,
  • developing operations in central Poland.

DC9 prepared for demanding processes

The new building offers parameters tailored to advanced warehousing and distribution operations. The facility is equipped with 22 loading docks and four zero-level gates.

The most important technical parameters include:

  • storage height of 12 meters,
  • floor load capacity of up to 7.5 tons per sqm,
  • ESFR sprinkler system,
  • BMS building management system,
  • energy-efficient LED lighting.

Four vehicle charging stations have also been built next to the building.

Photovoltaics and heat pumps

DC9 will be certified under the BREEAM system at the Excellent level. A 50 kWp photovoltaic installation has been mounted on the roof, while the office area is heated using heat pumps.

The applied solutions are intended to reduce energy consumption, lower operating costs, and improve the environmental efficiency of the facility.

Mszczonów remains the logistics center of the region

P3 Mszczonów is located about 50 km southwest of Warszawa, directly next to the S8 expressway. The park also provides convenient access to the A2 and A1 motorways.

The location enables efficient distribution of goods to Warszawa and other regions of the country. The proximity of major transport routes means that Mszczonów remains one of the key logistics points in the vicinity of the capital.

Warehouses near Warszawa continue to attract tenants

HOPI's new lease confirms the sustained demand for modern warehouse space in locations near Warszawa. For operators, the ability to expand operations within an existing complex without disrupting current processes is becoming increasingly important.
