New production hall to be built in Zabrze

TP, the largest listed developer, owner and manager of industrial and logistics real estate in Europe by gross leasable area (GLA), has concluded a 10.5-year lease agreement for 11,800 sqm at CTPark Zabrze in Poland for Electro Cable Group. This is the first investment in Poland for the Electro Cable Group, which is the largest Ukrainian manufacturer and exporter of power, control and data transmission cables.

The Electro Cable Group sells most of its cables to the European Union and, according to „Forbes Ukraine”, is among the 200 largest Ukrainian enterprises. The last two years have seen a significant increase in the share of Ukrainian companies in the Polish market. According to the latest data from the Central Economic Information Centre, there are currently 26.9 thousand companies with Ukrainian capital operating in the country.

Poland is the first foreign location for the Electro Cable Group, one of the largest production groups in Ukraine. The company will begin production activities at CTPark Zabrze, which has a total area of over 66,000 sqm. The total value of the investment in this new enterprise will exceed 14 million EUR, and the new company will employ over 140 people. The project is supported by the KSSE.

The Electro Cable Group has leased 11,800 m2 in the park's ZAB 5 building, which has been equipped with reinforced foundations to facilitate the client's installation of machinery and equipment for the production of cables and wires. The building's roof has been prepared for the installation of photovoltaic panels as a potential energy source for the client's operations.

The CTPark Zabrze complex is located on a 21-hectare plot and will ultimately consist of five buildings. So far, three buildings with a total area of 66,790 sqm have been built, and the construction of two more warehouses with a total area of 23,150 sqm is scheduled to begin in the third quarter of 2024. In November 2023, the international company CP Bourg, offering state-of-the-art solutions for the printing industry, opened its first Polish branch, occupying 3,500 sqm at CTPark Zabrze.

CTPark Zabrze is located in the Silesian metropolis, a region with strong industrial traditions. It has about 2.7 million inhabitants, making it one of the largest urban agglomerations in Europe. It thus offers access to a wide base of qualified specialists, enabling rapid business development. The direct proximity to the A1 and A4 motorway junction also plays an extremely important role, enabling efficient connections with other parts of the country, as well as with Germany, the Czech Republic and Slovakia. A major advantage of the CTPark Zabrze location is also its position within the Katowice Special Economic Zone, which offers a 10-year property tax exemption.
