Panattoni creates an alternative to Łódź in Central Poland. The developer is building Panattoni Park Koluszki, approx. 30 km from the regional capital. The investment will ultimately reach approx. 40,000 sq m, and nearly 60 percent has already been leased. The first tenant is Pet Republic - a pet food manufacturer, which moved into 12,000 sq m in November this year. In the third quarter of 2022, Panattoni will hand over approx. 13,400 sq m to a company from the automotive industry.
Panattoni has delivered nearly 1.6 million sq m in Central Poland as part of its own parks and BTS facilities and is constantly discovering new markets. This time, the developer is building Panattoni Park Koluszki, which is the first class A distribution center in this location. Ultimately, the investment will occupy approx. 39,800 sq m, and the first stage of construction was completed at the end of November this year - over 12,000 sq m (including approx. 1,000 sq m of offices). Pet Republic, a manufacturer of dog and cat food belonging to the CPF Poland group, has moved into the newly built space. The national branch is part of Charoen Pokphand Foods, a global leader in the agri-food sector. The second and final stage of Panattoni Park Koluszki is planned for the turn of Q3 and Q4 2022. At that time, 13,500 sq m will be occupied by another tenant - a global manufacturer of components and parts for the automotive industry, including suspension elements, brakes, or steering systems.
„Koluszki is an excellent alternative to Łódź. Our new park will benefit from both its presence in the economic zone and its strategic location in Central Poland. Another advantage of the location is access to human resources, the shortage of which is beginning to be felt by existing large investment hubs – Koluszki has a 1.8 percent higher unemployment rate than Łódź, and like the regional capital, it is able to ensure a steady supply of qualified workers. This creates huge potential for domestic and international operations right from Koluszki” –
says Katarzyna Osińska, Development Director at Panattoni.Panattoni Park Koluszki is a class A distribution center with a target area of approx. 39,800 sq m. The first stage of construction (12,000 sq m) will be completed in November this year, and at the turn of Q3/Q4 2022, the developer will commission the entire building. The investment will allow for both warehouse processes and light production and will be perfect for serving both small and medium-sized as well as larger enterprises. The project will undergo environmental certification using the BREEAM method, and Panattoni will apply solutions in the field of energy efficiency and ecology, as well as user wellbeing.
