Panattoni announces a strategic partnership with the MERITY fund, an investment entity specializing in high-class logistics real estate. Together, the companies will expand Panattoni Park Warsaw North III by 53,000 sqm – a project responding to the needs of modern logistics and meeting sustainable development requirements.
The Polish logistics market exceeded 33 million sqm of warehouse space in 2024, and half of this space was delivered by Panattoni.

The MERITY fund, dedicated to qualified investors, focuses on the development of high-quality logistics real estate that provides stable returns. It is a sister fund to Trigea Real Estate Fund, which is part of Partners Financial Group. Trigea specializes in commercial real estate, including industrial, office, and retail facilities, which reflects deep knowledge and understanding of the market.
Panattoni Park Warsaw North III is a modern industrial space located in Kobyłka, just 25 km from the center of Warsaw and close to the S8 expressway. As part of the investment, the first hall with an area of 22,000 sqm has already been completed. Currently, the second phase of the project is underway, covering two buildings with a total area of 53,000 sqm. The new space will be certified according to the BREEAM standard at the Excellent level, which will ensure the energy and water efficiency of the investment, translating into lower operating costs for tenants. Additionally, pro-ecological solutions will be used in the park, such as animal migration corridors and water retention systems, supporting local biodiversity.
The first tenant of over 24,000 sqm in the newly emerging building (33,000 sqm) is PBS Connect Polska, a branch of the European leader in office supplies, PBS Holding. The company plans to move its headquarters here from Marki and expand its operations, employing approximately 150 people.
