7R Park Bytom I is a technologically advanced logistics center that will be built on the industrial map of the Silesian agglomeration. This planned complex will offer tenants top-quality warehouse space for rent, perfectly tailored to the requirements of 3PL operators, e-commerce, and light manufacturing. Ultimately, the investment will consist of four modern buildings with a total potential exceeding 116,000 square meters. Each high-bay warehouse hall included in the park has been designed with the goal of maximum supply chain optimization, offering flexible modules adapted to the individual operational needs of enterprises.
These modern class A warehouses will also provide full supporting infrastructure. On the fenced and 24/7 guarded area (CCTV camera system), extensive maneuvering yards and dedicated parking lots for heavy goods vehicles (HGV) and passenger cars are planned. Thanks to the well-thought-out road layout inside the park, tenants will gain a guarantee of smooth traffic for delivery vehicles, which will significantly shorten transshipment operation times.
Upper Silesia is an absolute leader on the logistics map of Poland, and Bytom constitutes one of its key development pillars. This region is undergoing an impressive post-industrial transformation, becoming a hub for innovative industries, including advanced automotive and e-commerce. By choosing Silesian warehouses, companies gain direct access to a powerful sales market and highly qualified engineering and technical staff, educated, among others, at the Silesian University of Technology. The proximity of the Katowice Special Economic Zone (KSSE) additionally stimulates business development, making this planned distribution center an excellent proposal for companies planning long-term expansion in Central and Eastern Europe.
A key argument in favor of this location is the unprecedented communication accessibility. The facility is being built just 1 km from the A1 motorway junction (Amber Trail), which guarantees rapid transit of goods on the north-south axis and a smooth connection to the Czech and Slovak borders. Additionally, the investment is just 4.5 km from the strict center of Bytom, which facilitates daily urban logistics of the so-called last mile. Furthermore, within a radius of 17 km, the Katowice International Airport in Pyrzowice is located, which has an extensive cargo terminal, opening up broad perspectives for tenants in terms of international air transport.
