When looking for optimal space for business, it is worth paying attention to this advanced logistics center, located in the rapidly developing Fabryczna district. The project completed by the experienced developer SEGRO is a response to the growing demand for modern class A warehouses in this region. The complex consists of existing buildings that have been designed with maximum operational flexibility in mind. Currently, the available warehouse space for rent is located in selected modules, which allows for adjusting the square footage to the individual needs of the tenant, regardless of whether light production or intensive distribution is being conducted there. Each warehouse hall included in the park guarantees a high standard of safety and comfort for the daily work of operational teams. A properly designed high-bay warehouse is the foundation for companies in the e-commerce sector and 3PL operators.
This modern distribution center provides not only excellent parameters inside the buildings but also a well-planned surrounding area. Tenants have at their disposal spacious maneuvering yards and dedicated parking lots for heavy goods vehicles (TIR), which significantly improves the fluidity of road traffic. The entire warehouse park is fully fenced, covered by a CCTV monitoring system and security, which guarantees the full safety of stored goods. The architectural solutions used make it an excellent choice for companies looking for a stable environment for the development of their operations.
Lower Silesia has for years maintained its position as one of the most important industrial markets in Central and Eastern Europe. By choosing a warehouse in Wrocław, investors gain access to an extremely absorbent sales market and a powerful base of qualified workforce, educated by local technical universities. This region is characterized by a strong presence of international corporations, especially from the automotive sector and advanced technologies, which stimulates the continuous development of infrastructure supporting business. The location of the facility in the Fabryczna district is a strategic step for companies that care about proximity to the urban ecosystem, while maintaining collision-free diversion of freight traffic outside the strict center of the agglomeration. Such synergy facilitates both the handling of urban logistics and the building of lasting B2B relationships within local economic clusters.
A key argument in favor of choosing this logistics park is its unprecedented connection to the main road arteries of the country. Only 4 km separate the facility from the Wrocław Motorway Bypass (A8), which constitutes the communication backbone of the agglomeration, allowing for smooth avoidance of city traffic jams. Equally close, at a distance of 2 km, is the A4 motorway – the most important transit corridor of southern Poland, opening a fast and direct route to the border with Germany and the Czech Republic. Such a road layout makes this point an ideal hub for serving Western European markets. Additionally, at a distance of 13 km, the international Wrocław Airport operates, which is an invaluable asset for enterprises using air transport in their global supply chains. In turn, the city center, 8 km away, guarantees trouble-free access to administrative institutions and key business partners.
