Choosing the right operational base is the foundation of success in the supply chain. CTPark Iłowa is a large-scale distribution center located in the Lubusz Voivodeship, delivered to the market by the experienced developer CTP. The project consists of four buildings (existing ILL3, ILL4, ILL5, and the planned ILL2). Currently, all available warehouse space for rent has been fully occupied by tenants, which perfectly illustrates the huge demand for modern class A warehouses in this part of Poland. Each high-bay warehouse hall within the complex offers space adapted to the rigorous requirements of the e-commerce, contract logistics, and light manufacturing industries.
Designed with attention to detail, the warehouse hall guarantees the fluidity of intralogistics operations. Tenants have at their disposal a number of amenities supporting daily work:
CTPark Iłowa is a warehouse park that actively supports the ESG policy of its tenants. The investment has obtained the prestigious BREEAM ecological certificate at the Excellent level. Modern electric vehicle (EV) charging stations have been implemented on the premises, and advanced gas heating and ventilation systems minimize the carbon footprint and operating costs.
The Lubusz Voivodeship has been strengthening its position for years as a key hub for cross-border operations. By choosing a warehouse in Iłowa, investors gain not only excellent infrastructure but, above all, direct access to the absorbent markets of the DACH countries. This region attracts giants from the automotive, technology, and e-commerce sectors. Lubusz warehouses are also a guarantee of access to qualified staff, which, combined with the friendly attitude of local governments towards business, creates an ideal ecosystem for the long-term development of enterprises of various formats.
The strength of this project is determined by uncompromising transport accessibility. The facility has been situated in a way that allows for the rapid departure of trucks onto the most important transit routes. Only 200 m separates the entrance gates of the complex from national road No. 18, which is the main artery in this part of the region. Moreover, the entrance to the A18 motorway is located at a distance of only 1 km, which allows for immediate integration into international freight traffic. Such an arrangement of infrastructure makes the western border of the country reachable at a distance of 25 km. This is a huge competitive advantage for logistics operators carrying out deliveries in a just-in-time model to Germany and other Western European countries.
